Coral Gables inventory fell as pending sales moved higher

Fewer listings. More buyers moving forward. That's the short version of what the Real Estate Data Aggregator counted in Coral Gables for the three months ending August 31, 2026.

For homeowners, lighter competition from other listings is real. For buyers, good options can still get tied up while you're deciding. Both of those things are true at the same time.

Inventory fell even though new listings were nearly flat, up just 0.9% according to the Real Estate Data Aggregator. That tells you homes are leaving the market faster than they're arriving.

Miami Realtors reported 24 sales above $30 million in Miami-Dade through September 2026, breaking the full-year 2025 record. That's a signal that demand at the top of the market is still active.

What each ZIP code shows

Coral Gables covers three ZIP codes. They don't all read the same. Here's what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

Prices moved up in all three ZIPs

The Real Estate Data Aggregator put the median sale price in 33134 at $935,000, up 13.7% from the same three months in 2025.

In 33133, the median was $1,787,000, up 13.8%. In 33143, it was $1,605,000, up 96.5%. That 33143 figure is a large jump. A shift in the mix of homes that sold, toward larger or higher-priced properties, can move a median that sharply. It doesn't mean every home in that ZIP went up that much.

Homes are taking longer to sell

That's the one honest admission in this report. Days on market rose in all three ZIPs compared with a year before.

The Real Estate Data Aggregator counted a median of 98 days on market in 33134, 14 days longer than a year ago. In 33133, the median was 93 days, 28 days longer. In 33143, it was 107 days, 40 days longer.

More pending sales and rising prices can coexist with longer days on market. It means buyers are still buying. They're just taking more time to decide.

Some homes still move quickly

The Real Estate Data Aggregator found that 19.6% of homes in 33143 went under contract within two weeks of listing. In 33134, it was 15.7%, up 4.7 points from a year before. In 33133, it was 12.5%.

Those aren't huge shares. But they show that well-priced homes in the Gables can still move fast. Price and condition still drive the pace.

The rate backdrop

Miami Realtors reported that mortgage rates climbed to 7.46% as of mid-October 2026. That's the context every buyer is working inside right now.

Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September 2026, the highest share since October 2022. Coral Gables prices moved up, not down, in the same period. But the national rate environment affects every buyer's budget.
