Doral inventory is down 13.1% even as new listings edged up

The number that matters most right now: the Real Estate Data Aggregator counted 426 homes for sale across Doral in the three months ending August 31, 2026. That is down 13.1% from the same period a year ago. For sellers, fewer competing listings means your home gets more attention. For buyers, the market still feels tight even with a few more homes coming on.

New listings did edge up. The Real Estate Data Aggregator counted 320 new listings across Doral, up 2.6% year over year. More sellers are listing. But the total number of available homes kept falling. That tells you homes are moving off the market faster than new ones are piling up.

Pending sales back this up. The Real Estate Data Aggregator counted 239 pending sales across Doral, up 5.3% from a year ago. Buyers are still signing contracts. Demand has not gone away.

What each ZIP code shows

Doral covers two ZIP codes, and they tell slightly different stories. ZIP 33178 had 313 homes for sale and 152 sold, with a median sale price of $625,000, up 5.9% year over year, according to the Real Estate Data Aggregator. ZIP 33172 had 113 homes for sale and 55 sold, with a median sale price of $345,000, up 20% year over year. The price jump in 33172 is notable, though the number of sales there fell 16.7%.

Homes are selling closer to asking price

In both ZIP codes, the average sale price came in at 96.7% of list price, according to the Real Estate Data Aggregator. That is up 1.1 points in 33178 and up 1.5 points in 33172 compared with a year ago. Sellers are losing a little less off their asking price than they were last year.

Days on market dropped in both ZIPs too. The Real Estate Data Aggregator put the median at 80 days in 33178, six days shorter than a year ago, and 75 days in 33172, 14 days shorter. Homes are not flying off the shelf, but they are moving faster.

The wider Miami-Dade picture

Miami Realtors reported that total home sales across Miami-Dade fell to 1,769 in August 2026, down year over year. So the broader county is seeing softer volume. Doral's pending sales rising 5.3% in that same environment is worth noting.

At the top of the market, Miami Realtors also reported that Miami-Dade recorded 194 home sales at $10 million or more through August 2026. That is already 14.1% above the full-year 2025 total. At the current pace, Miami Realtors projects that figure to reach about 291 by year end. That is a different price range from most of Doral, but it shows how active the broader Miami-Dade market has been at the high end.

National rates are a factor

Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That affects what buyers can afford and how quickly they move. Nationally, Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. Doral's own sale-to-list numbers held up better than that national trend, but rates are a real cost that every buyer here is carrying.
