Doral inventory is down even with more new listings

By Elizabeth Costa
Real estate, Doral

Here is the number that matters most for Doral homeowners right now. The Real Estate Data Aggregator counted 426 homes for sale across Doral in the three months ending August 31, 2026. That is down 13.1% from the same months in 2025. Sellers are listing more homes, not fewer. Yet total inventory is still falling. That tells you buyers are absorbing new supply as fast as it arrives.

The pending sales number tells the real story. The Real Estate Data Aggregator counted 239 pending sales in Doral, up 5.3% year over year. More buyers are going under contract even as choices shrink. That is not a contradiction. It means the homes that are priced and presented well are getting offers.

What is happening in each ZIP code

Doral covers two ZIP codes and they are reading a little differently from each other right now.

In ZIP 33178, the Real Estate Data Aggregator counted 152 homes sold at a median of $625,000. That price is up 5.9% from the same period in 2025. Pending sales there rose 10.6% year over year to 167. Homes for sale fell 12.1% to 313. Sellers are getting 96.7% of their list price on average.

In ZIP 33172, the median sale price jumped 20% to $345,000. That is a big move. Homes sold there fell 16.7% to 55, and homes for sale dropped 15.7% to 113. Pending sales dipped 5.3% to 72. The supply is tighter and the pool of closed sales is smaller, so one or two unusual sales can move the median more than it would in 33178.

How fast are homes moving

The Real Estate Data Aggregator shows median days on market fell in both ZIPs. In 33178, homes took 80 days, which is 6 days shorter than a year ago. In 33172, homes took 75 days, which is 14 days shorter. Faster is not the same as fast. Eighty days is still a long runway. Price and condition still matter a lot.

What about homes that sold above list price

Real Estate Data Aggregator, three months ending August 31, 2026. Up 7.2 points from a year ago.

In ZIP 33178, the Real Estate Data Aggregator shows 8.6% of homes sold above list price. That is up 7.2 points from a year ago. It is still a small share. Most homes are not getting over-asking offers. But the trend is moving upward, and that is worth watching.

In ZIP 33172, only 3.6% of homes sold above list price, down 1 point from a year ago. Buyers there are not stretching as much.

Rates are a real factor right now

Miami Realtors reported that mortgage rates have risen to 7.46% as of mid-October 2026. That is the highest level since early 2025. Higher rates affect what buyers can afford. They also affect how many buyers stay active. It is one reason you should not read pending sales in isolation.

At the same time, Miami Realtors reported 909 condo sales in Miami rose year over year in September 2026. Buyers are still active across the broader Miami market, even with rates where they are.

The bigger picture for Doral homeowners

More sellers listed homes. Inventory still fell. Pending sales rose. Prices moved up in both ZIPs. That combination tells you demand is holding. It does not tell you what your specific home will do. One street can read very differently from the whole ZIP code. The mix of condos versus single-family homes, the community, the floor plan, all of it shapes the outcome.

In short
  1. Doral inventory fell 13.1% even as new listings rose 2.6%, per the Real Estate Data Aggregator.
  2. Pending sales are up 5.3%.
  3. Median prices rose in both ZIP codes.
  4. Rates are at 7.46% per Miami Realtors.
  5. The market is active but not uniform.
  6. Your home's result depends on where it sits and how it is priced.
