Higher rates haven't stopped Coral Gables buyers from writing offers

Rates went up. Buyers kept going. The Real Estate Data Aggregator counted 393 pending sales across Coral Gables in the three months ending August 31, 2026. That's up 15.9% from the same three months in 2025. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, in late September 2026. Buyers here committed anyway.

If you're selling, that number matters. It tells you buyers are still writing contracts in the Gables, even with financing costs where they are. If you're buying, it tells you competition hasn't gone away. Getting pre-approved and knowing your timeline before you tour will matter.

Inventory shrank while sales rose

The Real Estate Data Aggregator counted 660 homes for sale across the three Coral Gables ZIP codes in the same period. That's down 15.6% from a year before. New listings came in at 469, up just 0.9%. More buyers, fewer homes. That gap is what's keeping the market active despite higher rates.

Each ZIP code tells a slightly different story

Coral Gables covers three ZIP codes: 33133, 33134, and 33143. The numbers inside each one moved differently. Here's what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

Homes are taking longer to sell, and that's worth knowing

Median days on market rose in all three ZIP codes compared with a year ago. The Real Estate Data Aggregator shows 33143 at 107 days, up 40 days from 2025. ZIP 33133 came in at 93 days, up 28 days. ZIP 33134 was at 98 days, up 14 days. Buyers are still committing, but they're taking more time to decide. Pricing a home right from the start matters more when buyers have that room.

Most homes sold below list, but a few went over

The Real Estate Data Aggregator shows sale-to-list ratios between 94.1% and 95.1% across the three ZIP codes. That means most sellers accepted something below their asking price. Only 5% of homes in 33134 and 5.3% in 33143 sold above list. In 33133, it was 3.6%. These aren't bidding war numbers. But buyers are close to list, not far from it.

Some homes went under contract fast

Not every home sat for 90-plus days. The Real Estate Data Aggregator shows that 19.6% of homes in 33143 went under contract within two weeks of listing. In 33134, it was 15.7%, up 4.7 points from a year ago. In 33133, it was 12.5%. So while the median time is longer, a well-priced home can still move quickly.

What's happening nationally

Realtor.com reported that 20.8% of listings nationally saw price cuts in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes for sale across the country. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Coral Gables median prices rose faster than that in two of the three ZIP codes, based on Real Estate Data Aggregator counts.
