Miramar prices are split right now, not moving in one direction

The citywide number for Miramar won't tell you what your home is worth right now. The Real Estate Data Aggregator counted 631 homes sold across Miramar in the three months ending August 31, 2026. But prices moved in opposite directions depending on which ZIP code you're in.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Miramar is not one story. It's at least two.

ZIP 33029: prices up, supply tight

The Real Estate Data Aggregator shows the median sale price in ZIP 33029 rose 9.4% to $782,500. Homes for sale there dropped 25.1% year over year, to 170 available homes. Homes sold in 62 days at the median, 10 days faster than the same period last year. Supply sat at 4.1 months, down 2 months from a year ago. Nearly 22 in 100 homes went under contract within two weeks of listing, up 10.8 points from last year.

ZIP 33027: prices down, homes sitting longer

ZIP 33027 tells a different story. The Real Estate Data Aggregator shows the median sale price there fell 15.8% to $389,500. Homes sold dropped 7.7%. The median home sat on the market 92 days, unchanged from last year. Supply is 5.8 months. Only 5.6% of homes sold above list price, though that's up 4.3 points from a year ago. Sellers here need tight, current comps, not city averages.

ZIP 33023: steady, with more buyers showing up

ZIP 33023 had the strongest sales jump. The Real Estate Data Aggregator counted 153 homes sold, up 30.8% from the same period last year. The median sale price rose 5.3% to $495,000. Homes sold in 64 days at the median, 10 days faster than last year. Supply fell to 4.1 months. About 1 in 3 homes went under contract within two weeks of listing, up 16.6 points year over year. Homes for sale dropped 19.8%, so buyers have fewer choices.

ZIP 33025: more supply, slower pace

ZIP 33025 has the most inventory in Miramar. The Real Estate Data Aggregator counted 315 homes for sale, and supply is at 7.1 months, the highest of any Miramar ZIP. The median sale price fell 12.2% to $360,000. Homes sat on the market 91 days at the median, 10 days longer than last year. Pending sales dropped 16%. Buyers have more room to negotiate here than anywhere else in Miramar right now.

The wider picture

Miramar is not alone in feeling pressure. Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. That makes buyers more cautious, and it shows in the slower ZIPs. At the same time, Miami Realtors reported that Broward County saw $1 million or more home transactions rise 22.6% year over year in August 2026, with 255 such sales that month. The upper end of the market is still moving.
