More sales with fewer homes available tells you demand held up. The Real Estate Data Aggregator counted 1,634 homes for sale across Pembroke Pines in the three months ending August 31, 2026. That's down 22.2% from a year earlier. Fewer choices, and buyers are still buying.

Rates climbed, but Broward kept moving

Miami Realtors reported that mortgage rates rose to 7.46% in October 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That's real pressure on monthly payments. Still, the sales count here went the other way.

Miami Realtors also reported that Broward single-family home sales at $1 million and up rose year over year, from 176 to 180, in September 2026. That's a small move, but it shows the upper end didn't freeze either.

Not every ZIP tells the same story

The city-wide number is encouraging. But the ZIP code data shows real differences. Some areas moved faster. Some saw prices dip. Here's how each ZIP broke down in the three months ending August 31, 2026, per the Real Estate Data Aggregator.

What the broader picture adds

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That's a slower national pace than what several Pembroke Pines ZIPs are showing. The national number gives context, but it doesn't describe your street.

Miami Realtors reported that Miami-Dade recorded 24 home sales of $30 million or more through September 2026, already breaking the full-year 2025 record. That's a different price tier, but it signals that South Florida demand runs across the range.

In short
  1. Pembroke Pines closed 1,054 sales in the three months ending August 31, 2026, up 8.8% from a year earlier, even as rates rose to 7.46%.
  2. Inventory fell 22.2% city-wide.
  3. Some ZIPs moved fast.
  4. A couple are still working through softer conditions.
  5. One street can read very differently from the ZIP code around it.
