Southwest Ranches inventory fell 26.5% while sales rose 9.7%
Inventory is down sharply and sales are up. That's the short version of what happened in Southwest Ranches for the three months ending August 31, 2026. The Real Estate Data Aggregator counted 451 homes for sale across the area, down 26.5% from the same period a year before. At the same time, 317 homes sold, up 9.7%. If you're selling, less competition is a real advantage. If you're buying, fewer choices means you need to move with more preparation.
Broward County is part of a broader trend. Miami Realtors reported that Broward $1M and up single-family home sales rose 2% year over year, from 176 to 180. That's a modest gain, but it confirms that upper-end buyers are still closing deals even as mortgage rates climbed. Miami Realtors also reported rates rose to 7.46% as of mid-October 2026. Higher rates slow some buyers, but the sales numbers here show demand held.

The rate backdrop
Miami Realtors reported that mortgage rates rose to 7.46% as of October 16, 2026. That's the highest since early 2025, according to Realtor.com, which noted rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Southwest Ranches is not immune to rate pressure. But the sales numbers here held up, which says buyers who can act are still acting.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026, and 0.3% from June to July on a seasonally adjusted basis. Southwest Ranches price gains in most ZIPs outpaced that national figure.
- Inventory across Southwest Ranches fell 26.5% and 317 homes sold, up 9.7%, for the three months ending August 31, 2026. Sellers face less competition.
- Buyers face fewer choices.
- Prices rose in every ZIP.
- Days on market varied widely, from 62 days in 33029 to 85 days in 33330. One street can read very differently from the ZIP code average.
- The numbers above are a starting point, not the whole picture for your specific address.
