Weston inventory is down 16.1% even as Broward's $1M+ sales rise

By Elizabeth Costa
Real estate, Weston

Here's the number that changes what you should do next. The Real Estate Data Aggregator counted 468 homes for sale across Weston in the three months ending August 31, 2026. That's down 16.1% from the same period a year before. At the same time, Miami Realtors reported that Broward County's $1M+ home transactions rose 22.6% year over year in August 2026. Fewer listings, more high-end buyers. That combination matters whether you're selling or searching.

For sellers, less competition can help, but only if your price fits what buyers are actually paying. For buyers, fewer choices mean you need to know your price and terms before you start. Weston is entirely HOA, so every home comes with community rules and fees. Verify those details before you make an offer.

What the Broward County picture looks like

Miami Realtors reported 255 total $1M+ home transactions in Broward County in August 2026. That's a 22.6% increase year over year. Total Broward home sales across all price points came in at 1,899 transactions that month. The high-end segment is moving faster than the overall market.

The national context

Weston's tighter inventory runs counter to the national trend. Realtor.com reported that active listings topped 1.16 million homes for sale nationally in September 2026. Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025, and that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Weston's inventory picture looks tighter than what buyers are seeing in most of the country.

What this means for you

Across all four Weston ZIPs, the Real Estate Data Aggregator counted 261 homes sold in the three months ending August 31, 2026. That's up 1.2% from a year before. New listings fell 8.4% to 372. Pending sales held flat. The market is moving, just with fewer homes to choose from.

If you're a seller, less competition helps. But prices dipped in three of four ZIPs. Pricing accurately matters more than ever. If you're a buyer, get clear on your price range and HOA tolerance before you start. Verify any CDD fees with the community directly, since newer communities can carry them on top of HOA dues. Check flood risk on the FEMA flood map and get an insurance quote before you go under contract.

In short
  1. Weston had 468 homes for sale in the three months ending August 31, 2026, down 16.1% from a year before.
  2. Broward County's $1M+ sales rose 22.6% in August 2026. Prices dipped in most Weston ZIPs, but homes priced right are still going under contract quickly.
  3. One street can read very differently from the ZIP code average.
  4. If your home or the one you want sits in a specific community, the numbers there may not match what you see above.
